| | Site Development Design | | In many jurisdictions, a complete site plan is required for commercial or industrial sites. Marbach, Brady & Weaver has completed many of these plans for projects of all sizes, from a small pre-owned car sale lot to a multiple tenant retail development. We offer all of the required services for these projects, including survey data collection, conceptual design, parking lot and drive layout design, grading and drainage design, landscape planning, and traffic movements. We also consult with planning, zoning, and building officials, represent our client at any hearings or meetings, and consult with contractors as needed. Because we are licensed as both professional land surveyors and professional engineers, we can handle many other issues related to the development process, such as the creation of new parcels and the design of on-site sanitary sewage disposal systems. This allows our clients to have a single contact point for all site development needs. |
| Roadway Design | | Whether the roadway is a residential drive in a new development, or a major arterial in an urban area, Marbach, Brady & Weaver has the expertise and understanding to complete the project in a timely and cost-effective manner. Our services include survey data collection, design of preliminary horizontal and vertical alignment, delineation and description of rights-of-way, design of roadway pavements and cross-sections, design of existing and proposed access points, final detailed design of the roadway, and construction layout. We also consult in traffic analysis, geotechnical and environmental assessments, and construction management. We have the expertise to design roadways to a variety of standards, whether state, county, or municipal. Because our firm has a strong history in land surveying, our design work emphasizes accuracy and precision in order to complete a correct and constructible product. |
| Utilities Design (Water Supply, Sanitary Sewer, and Storm Sewer) | | The extension of municipal utilities serves a valuable purpose in development. Furthermore, as systems age, rehabilitation of facilities may be required. Marbach, Brady & Weaver has the knowledge and experience to complete the design these utilities, whether it is an extension to a newly served area or a reconstruction of an existing portion of the system. Our services include evaluation of existing pipes and structures, analysis of potential methods to serves new areas, and design of pipes, valves, inlets, structures, and other facilities. We have designed a number of sewage lift stations for both private and public purposes. We also have experience designing specialized sanitary sewer systems, such as on-site disposal systems, grinder pump stations, and low-pressure collection systems. We have the tools required to complete the design of water supply, sanitary sewer, and storm sewer, from conceptual layout to construction layout. |
| Storm Water Management | | As a parking lot is constructed, a roadway improved from two lanes to four, or an agricultural plot is developed into a residential subdivision, the amount of storm water runoff generated by the land during a rain event can change dramatically once these improvements are in place. This water must be managed so that it does not adversely affect neighboring properties or the environment. At Marbach, Brady & Weaver, we have the tools to predict and control this run-off. Our services include hydrologic modeling, total rainfall amount prediction and calculation, storm sewer design, detention pond design, and outflow design. We have experience with many methods of design, including the rational method, the SCS curve method, and both TR-20 and TR-55. These tool and experience allow us to develop well-designed and creative solutions to run-off problems. |
| Traffic Analysis and Impact Studies | | In any development project, the impact on surrounding traffic patterns is a potential concern. Furthermore, existing traffic conditions must often be analyzed in order to determine where and what improvements are needed to a network. Marbach, Brady & Weaver has the expertise and tools to complete these studies and analyses. Our services include data collection, traffic impact studies, arterial studies, and network analysis. We have invested in the most modern tools of traffic analysis, including the most recent versions of highway capacity software and manuals, traffic simulation software, traffic generation manuals, and traffic control device manuals. Most importantly, as a local firm, we have a more thorough knowledge of existing traffic patterns in both northern Indiana and southwestern Michigan that has been gained by the everyday experiences of our staff. | Residential, Commercial, and Industrial Subdivision Development | | Much of the engineering work previously completed by Marbach, Brady & Weaver, has been in support of the development services offered by our firm. We have surveyed, designed, and platted residential, commercial, and industrial subdivisions in over ten municipalities and jurisdictions, including the City of Elkhart, Indiana, the City of Goshen, Indiana, the City of Mishawaka, Indiana, the City of South Bend, Indiana, Elkhart County, Indiana, LaGrange County, Indiana, St. Joseph County, Indiana, and Berrien County, Michigan. We have completed every size of development, from single-lot minor subdivisions, to two hundred-lot major residential developments, to two hundred-acre industrial parks. This process includes the design and completion of conceptual layouts, preliminary plans, recorded plats, and improvements plans, including the design of municipal utilities. We have managed all aspects of the development, including consultation with planning officials, presentation at public hearings, meetings with affected parties, review of bid documents, and construction layout. Because we are licensed as both professional land surveyors and professional engineers, we can handle all aspects of the subdivision process. Our president, Christian F. | Driveway Permit Applications | | In many situations, property in Indiana is developed with direct access to a highway under jurisdiction of the State of Indiana. The addition or changes in use of these access points require the approval of the Indiana Department of Transportation. Marbach, Brady & Weaver provides all the necessary services required to receive this permit, including survey data collection, design of the access points, additional roadway lanes, pavement sections, storm water management, traffic generation information, and traffic analysis. We also consult on issues such as bonding and construction traffic management. We have completed these applications in INDOT districts throughout northern Indiana and have developed working relationships with engineers at each district. |
| Construction Management | | Over the years, Marbach, Brady & Weaver has developed strong relationships with many contractors operating in northern Indiana and southwestern Michigan. These relationships have been built through construction meetings, construction layout, and construction inspection. Because we have worked over time to build these relationships, we have the necessary tools to further serve our clients in the area of construction management. We consult on such issues as bidding, qualification, and inspection. We can serve in many capacities, from consulting with the client to aid in decision-making, to complete management of the construction project.
